Terms of Service

Last updated 21 September 2026

These terms cover Bicol Stays, the trading name of Bicol Stays Accommodation Reservation Services (DTI Business Name No. 8502912) and this website, where vacation houses, hotels and function halls across the Bicol Region are advertised and booked. By booking a place through this site you accept them.

1. What this site does

Bicol Stays lists vacation houses, hotels and function halls across the Bicol Region and takes bookings for them. Some of the places listed are managed by us. Others are run by their own owners, who use this site to take their bookings.

Each place's booking page says who you are dealing with and which account your payment goes to. Read it before you pay — for places we do not manage, the money goes to the owner, not to us.

2. Booking a place

Choosing your dates puts a temporary hold on them. That hold lasts between 15 minutes and 24 hours depending on the place, and the exact time is shown to you on the page. If the hold runs out before your payment is recorded, the dates are released and someone else may take them.

A booking is confirmed only when the payment has been received and recorded — not when you send it, and not when you upload a screenshot of it. Until then the dates are only held.

The same nights are never sold to two guests. If the dates you want are already held or booked, the site will not let you take them.

3. Prices

Every price is shown in Philippine pesos on the place's booking page before you pay, including the nightly or event rate, any charge for guests above the number the rate covers, and the down payment being asked for.

Rates can differ between weekdays, weekends and holidays. The page works out the exact total for the dates you picked, so what you see is what you pay.

4. Paying

The down payment is between 10% and 100% of the total, set by each place and shown before you pay. The rest is due before check-in unless the place's page says otherwise.

Payment is by transfer to the account shown on the booking page, and you upload a photo of the transfer as proof. That proof is checked by a person before the booking is confirmed.

Where a place requires it, the balance must be fully paid before your check-in instructions or door code are released. The booking page tells you if that applies.

5. Your stay

Check-in and check-out times, the maximum number of guests and the house rules are set by each place and shown on its page. Bringing more people than the place allows, or breaking its rules, can end the stay without a refund.

Many places use self check-in. Your instructions are released to you on your own booking page shortly before arrival, once there is nothing left owing.

6. The key and damage deposit

Some places ask for a refundable deposit on top of the price of the stay. It is not part of the price and no commission or fee is taken from it. It is held only until the key is returned and the place is found in order.

It is returned in full unless there is damage or the key is missing. Anything kept is set against the actual cost, and the reason is recorded.

7. What we are and are not responsible for

The places themselves belong to their owners. For a place we do not manage, our part is the booking — the condition of the property, its safety, and what happens during your stay are the owner's responsibility, and your agreement over the stay is with them.

We are not responsible for a booking arranged outside this site, for a payment sent to an account other than the one shown on the booking page, or for a stay being interrupted by something outside anyone's control, such as a typhoon or a power cut across the town.

8. Changes

These terms can change. The date at the top says when they last did. A change never alters the terms of a booking that was already confirmed.

9. Which law applies

These terms are governed by the laws of the Republic of the Philippines. Anything we cannot settle between ourselves goes to the proper courts of Sorsogon.
